One of the most common questions we get from clients is “how long will this take?”
Thing is, it’s not an easy question! There are a lot of reasons why a custom home and home renovation may take more or less time than you’d anticipated. Here’s four things that might affect how long things take:
A big part of constructing a home is the ground it’s built on. So the condition of the soil matters a lot. If the soil is right, and the land is level, the contractors who are excavating the soil and building your foundation will get it done in less time. If the soil is rocky or sandy, or the land is uneven, it’ll take more time to get the job done right.
That’s something to consider when choosing your lot. Is it level? What kind of ground is it?

Even in a big city like Toronto, though, there’s only so many skilled contractors that are up to our standards. If it’s a busy season, there may be a lot of demands on their time. It may take a week or two before they’re available to work on your new custom home. That’s the reality of working with the best!

Supply and Demand for materials is just like demand for skilled contractors: it rises and falls. There are a lot of factors that can affect it: not just local supply and demand, but international supply and demand can affect it. Materials might be needed for a number of small Canadian projects, or even a big construction project overseas. You never know when you might be competing for the same building materials that they’re using for the Olympics!
This is something to consider when working with us to plan the design of your new home. Choosing materials won’t just be an aesthetic or cost choice; availability can be a factor too.
Yes, work does go faster on a sunny day. There’s not much any of us can do about that, though! What’s more important is the general weather conditions, based on the region and what time of year it is. In some places (like Vancouver), the weather in the winter is mild enough that it will likely not impact work. In other places, like up north, winter construction is implausible at best.

Projects during the spring, summer and fall tend to move faster, simply because you have fewer days where weather makes it difficult, slow, or dangerous for even the most skilled contractor to do their job.
